Osage Pine

36-home redevelopment | Cobbs Creek, West Philadelphia

The Story

In 1985, the 6200 blocks of Osage Avenue and Pine Street were destroyed in the MOVE bombing, one of the darkest days in Philadelphia's history.

The city rebuilt the homes soon after, but the reconstruction was done to poor standards. Within a few years the houses were plagued with problems, and most of the block sat vacant for close to 30 years.

Eventually the City of Philadelphia put the entire site out to bid. Together with two partners, I made an offer and we acquired all 36 homes. Over the following years we renovated every one of them, bringing the block back to life. It remains the largest project I have taken on.

The Designs

The development ran across three unit lines, each with rarely-seen split-level layouts, finished basements, and garage parking in select homes.
